The Mumbai Metropolitan Region (MMR) emerged as India’s most active land market in 2025, recording 32 deals spanning over 500 acres, according to ANAROCK Research. This accounted for more than 13% of the total land transacted nationwide, reaffirming MMR’s position as the country’s leading real estate hub.
Across India, 126 land deals covering 3,772+ acres were closed in 2025, surpassing the 2,514 acres transacted in 2024 despite a marginal dip in deal count. Developers and corporates committed long-term capital, reflecting confidence in housing demand, commercial absorption, and infrastructure-led growth.
Key Highlights of 2025 Land Deals

Residential: 96 deals for ~1,877 acres, including plotted developments, townships, and luxury villas.

Industrial & Logistics Parks: 4 deals for ~597 acres.

Mixed-Use: 8 deals for ~1,046 acres.

Commercial & Data Centres: 12 deals for ~79.6 acres.

Retail & Warehousing: 3 deals for ~120 acres.

City-Wise Activity

MMR: 32 deals, 500+ acres — residential, commercial, industrial, and data centres.

Bengaluru: 27 deals, 454+ acres — residential, commercial, and warehousing.

Pune: 18 deals, 308+ acres — residential, mixed-use, township, retail, and logistics.

NCR: 16 deals, 137+ acres — Gurugram, Noida, Delhi, Greater Noida, Ghaziabad.

Tier 2 & 3 Cities: 16 deals, 2,192+ acres — led by Ahmedabad (603 acres), followed by Amritsar, Mysore, Nagpur, and Vadodara.
